So you’d like to buy a home in Florida but don’t have the cash on hand for the down payment? Did you know there are down payment assistance programs available through the government in Miami-Dade, Broward, and Palm Beach that give you FREE money to buy a house or condo?

I, myself actually qualified for one of these programs 20 years ago and received a 10,000 grant to purchase my first home way back in 1999 in Jupiter, FL. I was a Single Mom with a young son back then, working 2 jobs and paying rent.

MONTHLY PAYMENT
Now that you have your down payment covered, what you can buy for the same price or less than you’re paying in rent? Here are a few examples:
2 bedroom condo for 150,000
Total monthly payment = 1277
Monthly mortgage payment = 677
Taxes, insurance, HOA fees = 600
Total = 1277
Single Family Home 300,000
Total monthly payment = 2410
Monthly payment = 1410
Taxes, insurance = 1000
Total = 2400
You can buy a 2 bedroom, 2 bathroom condo for around 1300 a month. Based on today’s very low interest rates of 3%, your monthly mortgage payment will be 677 per month on a 30 year fixed rate. Please note that this does NOT include taxes, insurance and HOA (Homeowner Association) fees. Let’s estimate 600 for all that. So total 1277 per month and you own it.
Now for a Single Family Home you’re looking at a total payment of 2410 a month. The monthly mortgage loan payment is 1410 and we estimate taxes and insurance around 1000, so a total of 2400.
